The existing estate contains 96 flats within 6 blocks which are bounded by the Edgware Road and the two-way road running through the site. There is a small parking court towards the south end of the site and informal parking along the street.
There are also existing garages as well as pram stores and drying areas. The existing public realm is in need of much improvement and the former allotments in the north part of the site have become overgrown and inaccesible for residents.The existing play area and green spaces are small and under-used.
