What is an alteration?
An alteration, or home improvement, is any substantial change to a property, especially in a structural change, that aren’t related to a health and safety risk or disability. You will be expected to pay for any alterations that you decide to make to your property.
Examples of improvements include replacing windows, installing a new kitchen or bathroom, changing flooring, building a conservatory etc.
Do I need to get permission for an alteration?
All tenants must seek written permission from Opendoor Homes before making any alterations to their home. Tenants must provide clear and accurate details as to any alterations they seek landlord consent for.
Please note: if you are in a new build property, any decoration and/or alterations are NOT permitted within the first year (the 12 month ‘defects period’).

Will I be allowed to make an alteration?
We will only refuse permission for alterations if there is a good reason. However, some alterations may require planning permission and building regulations approval of which the tenant is responsible for all costs.
If you undertake alteration works without our written consent, we can ask you to put your home back to its original condition. If you fail to undertake this, the landlord will carry out all necessary works and re-charge you the cost of these works along with the current rate of VAT and a further administration charge.

If you want to buy your home, your improvements will not be included in the valuation price.
